Ballantyne Real Estate & Homes for Sale, Charlotte NC
Ballantyne
Description
Ballantyne is an area on the south side of the City of Charlotte, in Mecklenburg County, near the South Carolina line. It grew up around Ballantyne Corporate Park, the office campus off I-485 at Exit 61 and Johnston Road, which its owner, Northwood Office, now calls the Ballantyne campus. Ballantyne is not a town or a Census place, so it has no municipal boundary or Census population count of its own. Ballantyne addresses use ZIP code 28277, which covers more than Ballantyne.
The land was Harris family farmland. Plans for the corporate park were first announced in 1991, and City staff say the original development plan for Ballantyne, covering the park and its residential neighborhoods, was approved in 1994. Northwood Investors bought most of the Bissell Companies' Ballantyne portfolio in March 2017.
I'm Yubeen Choi, a bilingual English and Korean agent with eXp Realty. This page doesn't list homes for sale. Tell me your budget, the kind of home you want and the neighborhoods or streets you're considering, and I can send you current Ballantyne and 28277 listings that match. Before you make an offer, I can also check whether the address is inside Charlotte city limits and which zoning and HOA rules apply.
Where Ballantyne Is: City of Charlotte and ZIP 28277
The City's annexation records show an area named Ballantyne brought into the city by annexation in 1999, and land farther south along Johnston Road was annexed in 2003. The area is in City Council District 7.
ZIP code 28277 is larger than Ballantyne. The Census Bureau reports ZIP statistics for ZIP Code Tabulation Areas (ZCTAs), which approximate the areas ZIP codes cover, and the 2020 Census counted 74,957 people in ZCTA 28277. A 28277 address also isn't proof that a home is in the city: near the state line, Mecklenburg County's maps show unincorporated county land with a 28277 Charlotte ZIP code. You can check a parcel on the County's Polaris property site, or I can check it for you.
Homes and Neighborhoods
City staff described detached, attached and multi-family communities on all four sides of the corporate park. The City's South Outer Community Area Plan, whose area includes Ballantyne, says most development in the plan area was built during the 1980s-mid-2000s.
For the wider ZIP area, the 2020-2024 American Community Survey (ACS) estimates 30,335 housing units in ZCTA 28277. In the same 2020-2024 ACS, 53.6% are single-family detached houses, 15.5% are single-unit attached homes and 15.3% are in buildings of 20 or more units. The 2020-2024 ACS also estimates that 27.3% were built from 1990 to 1999 and 34.3% from 2000 to 2009. Treat these as approximate for Ballantyne itself.
Named neighborhoods
- Ballantyne Country Club. Crescent Resources bought 610 acres to develop the club and the community around it. Its private golf course, designed by Rees Jones in 1997, is the centerpiece of the neighborhood, and US 521 splits the neighborhood and its course down the middle.
- Ballantyne Meadows, Kensington at Ballantyne and Thornhill, which the campus owner's 2025 guide names as neighborhoods in Ballantyne.
- Wedgewood Commons, a single-family subdivision inside the area the City annexed as Ballantyne in 1999, now zoned N1-A.
- Ballantyne Commons West, where City subdivision records show condominium and townhome plans.
Apartment towers
Towerview at Ballantyne, a 16-story apartment tower and five-story mid-rise with a combined 212 units, was Ballantyne's first high-rise residential development when it was delivered in 2021. Oro Ballantyne, a 26-story apartment tower in The Bowl with 356 homes, opened in late 2025. More are proposed. Northwood Ravin filed a plan with the City on Nov. 24, 2025 for a third apartment tower. In February 2026, WSOC-TV reported a developer's plans for more than 400 apartments and townhomes on Ballantyne Commons Parkway. For a new townhome or house, my guide to new construction in Charlotte covers builder incentives and how long a build takes.
Ballantyne Reimagined: What Has Been Built and What Is Planned
Ballantyne Reimagined is the redevelopment approved under rezoning petition 2019-115, filed by Northwood Development, LLC. The petition covers 454.24 acres north of Ballantyne Commons Parkway and south of I-485, on both sides of Johnston Road. The Zoning Committee voted 5-2 to recommend approval, and City Council voted to approve it on June 8, 2020. The rezoning allows the corporate park and its golf course to be redeveloped in phases with commercial, residential and office uses.
The City's final staff analysis lists development levels that include 300,000 square feet of non-office commercial space in Phase I, and 400,000 square feet of office and 300 single-family attached or detached units in Phase II. The petition commits to a minimum of 100 acres of open space, with a minimum of 35% kept as active open space. It also commits to a greenway connection, including a bridge from the site to the McAlpine and McMullen Creek greenway, and proposes a community gathering hub with an amphitheater.
Built so far
- Ballantyne's Backyard, a park on the former golf course, opened in May 2021.
- Stream Park and the amphitheater, now TD Amp Ballantyne, both opened in September 2023.
- The owner says six new roads and several intersection upgrades have been completed.
- The Bowl at Ballantyne, a dining, retail and entertainment district at 15119 Bowl Street, opened in spring 2024.
Wegmans announced in May 2026 that its first Charlotte store, a 110,000-square-foot supermarket at 11550 North Community House Road, would open on October 14, 2026.
Zoning and Planning
The City of Charlotte sets zoning here. Its Unified Development Ordinance (UDO), adopted August 22, 2022, took effect June 1, 2023. Much of Ballantyne still carries conditional districts approved under older rules. The campus core is MUDD-O under the 2020 petition, Ballantyne Country Club is MX-1 under a 1994 petition, and Ballantyne Commons West is CC (Commercial Center) under a 1996 petition. Under the UDO, if such a district's vesting has not expired, the rules in effect when it was approved still apply. If its vesting has expired, the rules in effect just before June 1, 2023 apply instead. Either way, its own site plan and conditions also apply, and they matter when you plan an addition.
Single-family subdivisions platted under the former R-3 district, such as Wedgewood Commons, are now N1-A, which requires lots of 10,000 square feet or more. N1-A allows single-family, duplex and triplex dwellings on all lots, and private covenants are a separate matter. Only one accessory dwelling unit is permitted on a lot, and an ADU in a separate accessory structure can never exceed 1,000 heated square feet.
None of Charlotte's eight local historic districts is in Ballantyne, so the design review that applies in Dilworth doesn't apply here. Mecklenburg County Code Enforcement issues building, electrical, plumbing and mechanical permits.
On the City's 2040 Policy Map, adopted in March 2022 and revised through the community area plans, the campus core is a Regional Activity Center, and Ballantyne Country Club and Wedgewood Commons are Neighborhood 1. The South Outer Community Area Plan, adopted April 13, 2026, recommends that commercial and campus development around Ballantyne Commons Parkway and Johnston Road evolve into a Regional Activity Center.
In a sale covered by North Carolina's Residential Property Disclosure Act, the seller must give you an owners' association and mandatory covenants disclosure statement. It discloses whether the property is subject to an owners' association and the amount of any regular dues.
Getting Around
NCDOT opened the I-485 Express Lanes on Feb. 28, 2026, adding one express lane in each direction for approximately 17 miles between I-77 and US 74. The Ballantyne hotel gives its location as 18 miles from both Charlotte Douglas International Airport and Uptown Charlotte.
NCDOT's 2026-2035 State Transportation Improvement Program includes project U-6109 to widen US 521 (Johnston Road) to multi-lanes for 2.95 miles from the South Carolina line to Ballantyne Commons Parkway. Right-of-way is scheduled for fiscal year 2030 and construction for fiscal year 2034.
CATS Route 43 runs on Ballantyne Corporate Place and North Community House Road and connects at Sharon Road West Station, a CATS rail station. CATS also lists a park and ride at 8015 Ballantyne Commons Parkway, served by Route 62x. A Ballantyne microtransit zone, a Better Bus Route 95 Ballantyne Limited and a LYNX Blue Line extension to Ballantyne along I-485 appear in CATS and City plans, but none of them is current service.
Parks, Greenways and Landmarks
The 130-acre golf course in Ballantyne closed in December 2020, and Ballantyne's Backyard took its place. It covers over 100 acres with walking trails and fishing ponds and is open daily to the public from dawn to dusk. It is not a county park: Northwood Office owns it.
Stream Park, a six-acre park behind The Ballantyne hotel, has a covered pavilion, a playground and a pond. Brixham Park, which reopened after a renovation in April 2023, hosts the Ballantyne Farmers Market in spring and fall.
Mecklenburg County's Lower McAlpine, McMullen Creek and Four Mile Creek greenways run 7.3 miles through south Charlotte from Hwy. 51 to Johnston Road and Rea Road, including the Ballantyne Connector Trail. In May 2024 the Ballantyne extension of the Lower McAlpine Creek Greenway, approximately 1.5 miles inside Ballantyne, joined the Carolina Thread Trail.
The Ballantyne hotel, at Johnston Road and Ballantyne Commons Parkway, has operated since 2001 and has 244 guest rooms and suites, but no traditional golf course. Other shops, services and restaurants are at Ballantyne Commons East, Ballantyne Corners, Ballantyne Quad and Ballantyne Village. Novant Health Ballantyne Medical Center, at 10905 Providence Road West, opened in 2023 as a 36-bed community hospital. Atrium Health Ballantyne Emergency Department, at 16035 Johnston Road, is open 24 hours every day.
Schools and Property Taxes
Charlotte-Mecklenburg Schools assigns each student a home school based on residential address and school boundaries. CMS publishes boundary maps for each school year, including 2026-2027, so assignments can change. Check the specific address with the Find My School lookup, which opens Mecklenburg County's GeoPortal.
For fiscal year 2026-2027, Mecklenburg County's property tax rate is 49.27 cents per $100 of assessed valuation, and the City of Charlotte's rate is 0.2930 per $100, for a combined 0.7857 per $100 inside city limits. The County's rate chart lists a separate combined rate for Charlotte's unincorporated area, so confirm whether a 28277 parcel is inside the city. Fiscal year 2026-2027 payments were due September 1, 2026 and must be paid by January 5, 2027. The County's next revaluation will take place in 2027.
Buying or Selling in Ballantyne
Before you make an offer here, I can check whether the parcel is inside city limits, which zoning district and site plan apply, what the owners' association's covenants and budget say, and whether a planned road project reaches the property. When you sell, I can gather the same records early, in English or Korean. A free home valuation is a good first step, and my guide to selling a home in Charlotte covers the rest.
Frequently Asked Questions
This page doesn't list homes for sale. Tell me your budget, the kind of home you want and the neighborhoods or streets you're considering, and I can send you current listings in Ballantyne and ZIP code 28277 that match. Before you make an offer, I can also check whether the home is inside Charlotte city limits and which zoning and HOA rules apply.
Yes. Ballantyne is an area inside the City of Charlotte, not a separate town. The City's records show an area named Ballantyne annexed in 1999, and land farther south along Johnston Road annexed in 2003. Some 28277 addresses near the state line are in unincorporated Mecklenburg County, so check the specific parcel.
Ballantyne addresses use ZIP code 28277, but the ZIP covers more than Ballantyne. The 2020 Census counted 74,957 people in ZIP Code Tabulation Area 28277, and some 28277 addresses near the state line are outside Charlotte city limits. A ZIP code alone won't tell you whether a home is in Ballantyne or in the city.
I don't publish a price range here, because sale prices change and depend on the neighborhood, the house and its condition, and an old average can mislead you about a specific street. Ballantyne is not a Census place, so the Census Bureau publishes no home value figure for Ballantyne itself. Tell me the neighborhoods or streets you're considering, and I can pull recent sales of comparable homes so you can see what they actually sold for.
Ballantyne has residential developments such as Ballantyne Country Club, single-family subdivisions such as Wedgewood Commons, condominium and townhome plans at Ballantyne Commons West, and apartment towers on the campus, including Towerview and Oro Ballantyne. For the wider ZIP area, the 2020-2024 American Community Survey estimates that 53.6% of housing units in ZCTA 28277 are single-family detached houses and 15.3% are in buildings of 20 or more units.
It is the redevelopment of Ballantyne Corporate Park and its former golf course under rezoning petition 2019-115. The petition covers 454.24 acres on both sides of Johnston Road, and City Council voted to approve it on June 8, 2020. Stream Park and the amphitheater opened in September 2023, The Bowl in spring 2024 and the Oro Ballantyne apartment tower in late 2025. Wegmans announced that its store there would open on October 14, 2026.
Inside Charlotte city limits, the combined Mecklenburg County and City of Charlotte rate for fiscal year 2026-2027 is 0.7857 per $100 of assessed value: 49.27 cents per $100 for the County plus 0.2930 per $100 for the City. Parcels in Charlotte's unincorporated area have a different combined rate, so confirm whether a 28277 parcel is inside the city. The County's next revaluation will take place in 2027.
Charlotte-Mecklenburg Schools assigns each student a home school based on residential address and school boundaries. CMS publishes boundary maps for each school year, so assignments can change. Check the specific address with the Find My School lookup, which opens Mecklenburg County's GeoPortal.
