Description

Lake Norman is not a single town but the region around the lake, approximately 15 miles north of Charlotte. This page covers the commercial market in Cornelius, Davidson and Huntersville in Mecklenburg County, Mooresville in Iredell County, and the western shore: Denver in Lincoln County and Sherrills Ford and Terrell in Catawba County. That split matters for permits: each town sets its own zoning, Mecklenburg County Code Enforcement issues building permits for Cornelius, Davidson and Huntersville, Mooresville has run its own building permitting and inspections department since 2023, and on the unincorporated western shore, Lincoln and Catawba counties handle both zoning and permits. Along I-77, the region mixes corporate headquarters, industrial space around Commerce Station off NC-115 in Huntersville, and retail and mixed-use centers such as Birkdale Village and Northcross.

Commercial Real Estate Market Trends

Brokerages do not publish a separate commercial market report for Lake Norman. Colliers' Q2 2026 Charlotte industrial report did name the North submarket among the areas where most new development is concentrated, and AXIAL Commerce Station in Huntersville is a current example: Crescent Communities and GTIS Partners closed on land in January 2026 for a two-building, 465,036-square-foot industrial development on Commerce Station Drive. On the retail side, WJZY reported that Birkdale Village owner Jamestown outlined a plan in February 2025 that adds a boutique hotel and a Class A office building, with construction projected for late 2027 if approved.

Commute & Logistics

I-77 is the region's spine, with exits at Gilead Road in Huntersville (Exit 23), NC-73 (Exit 25), Catawba Avenue in Cornelius (Exit 28), Griffith Street in Davidson (Exit 30), and Langtree Road (Exit 31) and NC-150 (Exit 36) in Mooresville. The I-77 Express Lanes are 26 miles of tolled dedicated lanes that connect Huntersville to uptown Charlotte. CATS runs the 48X Northcross, 63X Huntersville and 77X North Mecklenburg express buses on the Mecklenburg side, but Mooresville has had no CATS express since the 83X was discontinued in 2010. Cornelius Today reported in April 2026 that the planned Red Line commuter rail through Huntersville, Cornelius and Davidson must be the first rail project to see construction under the transit-tax law; an extension into Iredell County is still undecided.

Business Climate & Economy

The Lake Norman Chamber of Commerce, based on West Catawba Avenue in Cornelius, serves North Mecklenburg, Lincoln and Iredell counties, including Cornelius, Davidson, Huntersville and Mooresville. Mooresville also has the Mooresville-South Iredell Chamber of Commerce, and the Iredell Economic Development Corporation covers the Iredell side. The regional Lake Norman Economic Development Corporation is no longer operating: its 2024 strategic pause became permanent after Cornelius, Davidson and Huntersville stopped funding it for FY 2025-26. Major employers include Lowe's, headquartered in Mooresville; Trane Technologies, whose North American headquarters is in Davidson; racing teams such as Team Penske in Mooresville; and Pactiv and Southwire at Commerce Station.

Lake Norman Commercial Space by Type

Each part of the lake leans toward different uses. These are established places to start a search, not a list of what's available today.

Office

Curtiss-Wright's corporate headquarters is on Harbour Place Drive in Davidson, which is also home to Trane Technologies' North American headquarters, and Davidson College's Hurt Hub offers coworking and private offices downtown. In Mooresville, Merino Mill, a restored textile mill on South Main Street, is now a business center for corporate offices, manufacturers, shops and restaurants. In Huntersville, shopping, medical and office complexes have grown up around Birkdale Village at Exit 25. See office space.

Retail

Birkdale Village and the Northcross centers anchor the NC-73 exit in Huntersville. Cornelius has Jetton Village Shopping Center, home of the town's Peninsula Village Social District, and its historic downtown along Catawba Avenue, including Oak Street Mill. In Mooresville, NC 150 along Plaza Drive and River Highway is the big-box corridor, with power centers such as Winslow Bay Commons, while LangTree Lake Norman at Exit 31 puts ground-floor retail under apartments. NCDOT is widening NC 150 from four to six lanes between Greenwood Road in Terrell and US 21 in Mooresville, with completion scheduled for spring 2030, and the project adds reduced conflict intersections, which typically remove left turns from side roads onto the highway, so check how any site on that stretch will be reached both during and after construction. See retail space.

Industrial and Flex

Commerce Station off NC-115 in Huntersville is a major industrial park on the Mecklenburg side. Mooresville has the larger manufacturing base: the South Iredell Community Development Corporation developed three business parks there, South-Iredell Industrial Park, Mooresville Business Park and Mooresville Business Park East, and Business Park East's tenants include SCN BestCo, Fibreworks Composites and NGK Ceramics. The town calls itself Race City USA for its NASCAR teams and racing technology suppliers, and their shop buildings trade too: Spire Motorsports bought the former Kyle Busch Motorsports shop on Mazeppa Road. See warehouse and flex space.

Medical

Atrium Health Lake Norman opened in Cornelius on July 1, 2025, and a medical plaza building on the same campus now offers outpatient heart, orthopedic, OB-GYN, pulmonology and general surgery care. Novant Health Huntersville Medical Center on Gilead Road has a medical office building on its campus, and Duke Health runs outpatient clinics on Medical Park Road near Duke Health Lake Norman Hospital in Mooresville. See medical office space.

The Western Shore: Denver, Sherrills Ford and Terrell

Lake Norman borders four counties, and its west side is in Lincoln and Catawba. Denver, Sherrills Ford and Terrell are unincorporated, so there is no town hall to go through: the county is the zoning and building-permit office.

Denver and Eastern Lincoln County

Denver is an unincorporated community in Lincoln County with two NC 16 routes: NC 16 Business, the older road through town, and the NC 16 Bypass, a four-lane expressway that opened in 2012. Lincoln County's land use plan says most of the economic activity in its unincorporated area is concentrated along NC 16 on the county's eastern edge, and its development ordinance adds the Eastern Lincoln Development District, an overlay mapped mainly along the NC 16 Business and NC 16 Bypass corridors, generally limited to the first 500 feet back from the road, with extra standards for nonresidential projects. Lincoln County Planning & Inspections handles zoning and commercial building permits, including change-of-tenant permits. The Lincoln Economic Development Association reported in February 2026 that UNOX opened its first U.S. manufacturing facility in Denver, and the Lake Norman Chamber serves Denver businesses too. NC 73, which NCDOT calls the only Catawba River crossing between NC 150 and NC 16, links Denver to Huntersville.

Sherrills Ford and Terrell

Sherrills Ford and Terrell are unincorporated communities in Catawba County, and Terrell's center is at NC 150 and Sherrills Ford Road. Catawba County Planning administers zoning, and Catawba County Building Services issues permits and inspects in the unincorporated county. A mixed-use corridor overlay covers 500 feet on each side of NC 150 along most of its route from Lake Norman to the Lincoln County line, with its own standards for building form, signage, landscaping, parking and access. The county's 2024 Comprehensive Plan names the NC 16 / NC 150 area a major commercial node and calls for a village center at Sherrills Ford Road and NC 150 and a regional commercial center at the NC 150 / NC 16 interchange, though residents also asked to pace commercial growth. Catawba County has drafted a new development ordinance to match that plan, so confirm which rules are in effect for any site. Economic development on this side runs through the Catawba County Economic Development Corporation.

Leasing & Purchasing in Lake Norman

I'm Yubeen Choi, a bilingual English and Korean commercial broker with eXp Realty, and on a Lake Norman search the first question I settle is which town a site is in. In Cornelius, Davidson and Huntersville, zoning goes through that town and building permits go through Mecklenburg County Code Enforcement; in Mooresville, the town handles zoning and its Building Permitting & Inspections Department at 750 W. Iredell Ave. handles building permits. On the western shore, Lincoln County Planning & Inspections handles both for Denver; for Sherrills Ford and Terrell, Catawba County Planning handles zoning and Catawba County Building Services handles building permits. For warehouse and production users, I start with the Commerce Station area off NC-115; for retail, I compare the Northcross centers on NC-73 with Birkdale Village and sites near the other I-77 exits. For a waterfront use, keep in mind that Duke Energy owns most of the land underneath the lake.

Frequently Asked Questions

The Lake Norman area has corporate office space, including Lowe's headquarters in Mooresville and Trane Technologies' North American headquarters in Davidson; industrial space around Commerce Station in Huntersville; retail and mixed-use centers such as Birkdale Village and Northcross; and healthcare campuses at Novant Health Huntersville Medical Center, Duke Health Lake Norman Hospital and Atrium Health Lake Norman, which opened in Cornelius in July 2025.

It depends on the town or county. Cornelius, Davidson and Huntersville each set their own zoning, and Mecklenburg County Code Enforcement issues building permits there. Mooresville, in Iredell County, sets its own zoning and has administered its own building permits and inspections since 2023. On the western shore, Denver is unincorporated, so Lincoln County handles zoning and permits there, and Catawba County does the same for Sherrills Ford and Terrell.

Rates vary by town, property class, size, and lease structure, such as NNN versus gross. I can pull current comparable lease rates for your target size and use.

Yes. Lake Norman borders four counties, and its western shore is in Lincoln County, where Denver is, and Catawba County, where Sherrills Ford and Terrell are. Both areas are unincorporated, so the county handles zoning and building permits. Commercial development there follows NC 16 in Denver and NC 150 in Terrell and Sherrills Ford, and NC 73 crosses the Catawba River to link Denver with Huntersville.

On the Mecklenburg side, Commerce Station off NC-115 in Huntersville is a major industrial park. Mooresville has the larger manufacturing base, with South-Iredell Industrial Park, Mooresville Business Park and Mooresville Business Park East, plus racing teams' shop buildings. On the western shore, Lincoln County's land use plan says most economic activity in its unincorporated area is along NC 16, and UNOX opened its first U.S. manufacturing facility in Denver.

Atrium Health Lake Norman opened in Cornelius on July 1, 2025, and a medical plaza building on the same campus offers outpatient specialties such as heart, orthopedics and OB-GYN. Novant Health Huntersville Medical Center and Duke Health Lake Norman Hospital in Mooresville also have outpatient buildings on or near their campuses. For an independent practice, I can search office and retail space near these campuses and check how much build-out a space needs.

Not on the water without Duke Energy's approval. Anything built in the lake or on land Duke Energy owns along the shore needs written authorization from Duke Energy Lake Services first. Duke Energy owns or controls the lakebed, its federal license requires it to manage the shoreline under a Shoreline Management Plan, and the plan's guidelines treat public marinas, yacht clubs and restaurants with boat access as Commercial Marina Facilities. A new one also needs a lease or users' agreement with Duke Energy, every required government permit and, for some projects, a FERC order, and Duke Energy won't authorize one within half a mile of an existing commercial marina or where more than half the shoreline within half a mile is classified as existing residential. A charter boat business needs an annual permit from the Lake Norman Marine Commission and then a business permit from the county or town, though under those rules a fishing boat carrying six or fewer passengers isn't a charter boat.
