Description

Eastover is a Charlotte neighborhood southeast of Uptown, bordered by Providence Road, Briar Creek and Randolph Road, across Providence Road from Myers Park. It is not a commercial district: a history of the neighborhood published on the Landmarks Commission's website says it consists almost entirely of large single-family residences, some 550 in number. Because Eastover is inside the City of Charlotte, zoning and development are governed by the Charlotte Unified Development Ordinance (UDO). For a business, the realistic options are the retail and office properties along its Providence Road edge and in centers just outside the neighborhood.

Commercial Real Estate Market Trends

Brokerages don't publish a separate commercial market report for Eastover, and with so little commercial land here, Charlotte-wide figures would not describe it. The long-run pattern is documented instead: the Landmarks Commission history says the homes that once lined Providence Road have given way to commercial development since World War II, and that a neighborhood group has fought continued commercial encroachment along Providence Road. Current activity is small-scale reuse. The Villa at 715 Providence Rd, built in 1926 as a family residence, is now home to small office and retail users, with tenants including RuRu's Tacos and Tequila and Stagioni.

Commute & Logistics

Eastover's through traffic runs on its edges, Providence Road and Randolph Road (formerly East Fourth Street), while Cherokee Road forms the neighborhood's backbone. HERE Charlotte lists a 9 min commute via I-277 and Providence Road. I did not find a published traffic count for these edges, so I recommend checking current counts and site visibility before choosing a location.

Business Climate & Economy

Eastover has no chamber of commerce or business association of its own that I could find. Its best-known institution is Mint Museum Randolph at 2730 Randolph Road, which the museum says opened in Charlotte's Eastover neighborhood as North Carolina's first art museum. Businesses near Eastover are concentrated on the Providence Road side, from tenants of The Villa such as Stagioni to the shops of Myers Park Center, the EDENS center at Providence Road and Queens Road anchored by Harris Teeter, which EDENS places in neighboring Myers Park.

Key Commercial Nodes

Eastover's commercial options sit on its edges or just outside it:

  • Providence Road frontage — former home sites that have given way to commercial development
  • The Villa, 715 Providence Rd — 1926 house now home to small office and retail users
  • Mint Museum Randolph, 2730 Randolph Road — art museum and the neighborhood's main institution
  • Myers Park Center, 1015 Providence Rd — Harris Teeter-anchored center in neighboring Myers Park

Leasing & Purchasing in Eastover

Eastover suits a small office, boutique retail or restaurant user that wants a Providence Road address, not a company looking for a business park or warehouse. Because the interior is almost entirely single-family, I focus the search on existing commercial properties along the edges and verify each parcel's zoning under the Charlotte UDO before you commit, rather than assuming a nearby house can be converted to business use. I also compare space at adjacent centers such as Myers Park Center so you see the full set of options. I'm Yubeen Choi, a bilingual English/Korean commercial broker with eXp Realty, and I can handle the search and negotiation in either language.

Frequently Asked Questions

Very little inside the neighborhood, which consists almost entirely of single-family homes. Commercial space is on the edges, mainly small retail and office properties along Providence Road such as The Villa at 715 Providence Rd, plus grocery-anchored shops at Myers Park Center in neighboring Myers Park.

Eastover is inside the City of Charlotte, so the Charlotte Unified Development Ordinance (UDO) applies. It was adopted on August 22, 2022, and took effect June 1, 2023. Because most of Eastover is single-family residential, confirm a parcel's zoning before planning any commercial use.

There is no published Eastover-specific rent figure, and with so few commercial properties, comparisons have to come from nearby Providence Road space. Rates vary by property class, size, and lease structure, such as NNN versus gross. I can pull current comparable lease rates for your target size and use.
