Arts District Retail & Dining
Street-Front Retail & Office
Description
NoDa, short for North Davidson arts, is an arts district in Charlotte's North Charlotte neighborhood, centered on North Davidson Street and 36th Street approximately two and a half miles northeast of Uptown. It grew from a textile mill village; artists began its revival in 1985, and the NoDa name was in use by 1995. The district is inside the City of Charlotte, so zoning follows the City's Unified Development Ordinance. Commercial space is mostly smaller street-front buildings holding galleries, music venues, restaurants, bars and shops, alongside newer apartment and mixed-use buildings near the LYNX Blue Line.
Commercial Real Estate Market Trends
Brokerages don't publish a separate commercial market report for NoDa, so the useful signals are projects and tenants. Around the March 16, 2018 opening of the LYNX Blue Line extension, Bisnow reported that Crescent Communities had opened NOVEL NoDa at 424 East 36th Street with a platform connection to 36th Street Station. On North Davidson Street, Lat Purser redeveloped 2100 N. Davidson, an 18,000 SF neighborhood retail and office property, completing lease-up in May 2019. In August 2026 a local real estate blog reported that Bayt Almocha and Ricci's Hoagies are opening at Centro NoDa on East 36th Street.
Commute & Logistics
The LYNX Blue Line stops in NoDa at 36th Street and Sugar Creek stations; the extension through the district opened on March 16, 2018. CATS bus routes 3 and 23 share stops along East 36th Street and North Davidson Street. The main through streets are North Davidson Street and East 36th Street, and North Tryon Street, which carries US 29 and NC 49, forms one of the district's boundaries along with Matheson Avenue, North Sugar Creek Road and The Plaza. According to Legacy CRE, parking is one of the hardest things to find in NoDa, which matters as much as transit when choosing a site.
Business Climate & Economy
The NoDa Neighborhood and Business Association (NoDa NBA), formerly the Historic North Charlotte Neighborhood Association, is a volunteer-run 501(c)(3) that calls itself "The Voice of the Arts District" and counts support for small and local businesses among its goals. The Charlotte Regional Business Alliance is the regional business organization. Businesses in NoDa are mostly arts, hospitality and small local operators: galleries, music venues such as the Neighborhood Theatre on East 36th Street, craft breweries, restaurants, cocktail and dive bars, tattoo shops and boutiques.

Leasing & Purchasing in NoDa
I'm Yubeen Choi, a bilingual English/Korean commercial broker with eXp Realty. In NoDa I start with parking, which Legacy CRE calls the constraint that defines almost every decision here, so I confirm what parking a building actually controls, whether dedicated, shared or street-only, before we talk about rent. Many listings are in smaller street-front buildings, so for a restaurant, bar or studio I review the up-fit the space needs and how the lease splits those costs. The district is in the City of Charlotte, so I check the zoning for your use under the Unified Development Ordinance, and if transit matters to your staff or customers I focus on space near the 36th Street and Sugar Creek stations.

When I checked in September 2026, listings on Regent Commercial Real Estate averaged around $26/sf/yr for retail and around $32/sf/yr for office in NoDa. Those are asking-rent averages from a listing site that gives no date for them, not a market survey, and actual rates vary by property class, size and lease structure, such as NNN versus gross. I can pull current comparable lease rates for your target size and use.
