Description
Weddington is an incorporated town in the northwestern corner of Union County, about 15 miles southeast of the City of Charlotte. Residents petitioned the NC General Assembly for incorporation while annexation by Charlotte was a possibility, and the act took effect on May 2, 1983. The Town adopted zoning and subdivision regulations in 1987, and its 2024 Comprehensive Land Use Plan says the intent was to protect the Town's rural history. The Town's motto is "Rural Living Redefined."
Weddington covers about 17 square miles, roughly 11,000 acres. The Town describes itself as almost entirely single-family homes on lots of one acre or more. Only 27 of those acres are commercially zoned, and the Town's only commercial area is the Town Center near NC 16 (Providence Road) and NC 84 (Weddington Road).
A Weddington address works differently from a Charlotte one: the Town sets zoning, Union County issues building permits, Union County Public Schools assigns schools, and owners pay Town and county property taxes on separate bills. I'm a bilingual English and Korean agent with eXp Realty, and this page covers what those differences and the large lots mean when you buy or sell a luxury or large-lot home in Weddington.
Land and Lot Sizes
The Town's Unified Development Ordinance (UDO), adopted April 12, 2021 and amended through August 2025, sets a minimum lot size for each residential zoning district:
- R-80: 80,000 square feet.
- R-60: 60,000 square feet.
- R-40: 40,000 square feet, the same as R-40(D), which also allows duplexes in one specific area of the Town.
- R-CD conservation subdivisions: 18,000 square feet, as long as lots average at least 20,000 square feet in each major subdivision.
- RE: 20,000 square feet, for annexed subdivisions that do not fit any other Town district.
Each of these districts caps building height at 35 feet. So "one acre or more" is the Town's general pattern, not a rule for every lot, and the 2024 Land Use Plan gives the Town's maximum residential density as one dwelling unit per acre, whether homes are clustered or on individual lots.
Conservation subdivisions
A conservation subdivision trades smaller lots for shared open space. Under the UDO, it needs at least six acres, must keep at least 50% of the tract's net acreage as Conservation Land, and needs conditional zoning from the Town Council. So does a traditional subdivision of more than six lots. Splitting off six or fewer new lots is a minor subdivision, which gets an expedited review. When a homeowners' association owns conservation land, common areas or private streets, the association is responsible for maintaining them, so I ask for the HOA's budget before you commit.
What you can add to a lot
- Pools and other accessory structures must sit at least 15 feet from any side or rear lot line.
- One accessory dwelling is allowed per lot, only on a lot that meets its district's minimum lot area and not in the R-40(D) district, and its heated floor area cannot exceed 30 percent of the main house's gross floor area.
- Agricultural uses are allowed by right only in R-80, R-60, R-40 and R-CD. They need a lot of at least 80,000 square feet in R-80, 60,000 in R-60, and 40,000 in R-40 or R-CD, and livestock with a mature adult weight of 250 pounds or more need at least five acres. Horses are the exception: a lot whose only agricultural use is one horse needs 40,000 square feet of contiguous fenced land, and two horses need 80,000 square feet.
The Town does not issue building permits. You get a Town zoning permit through its online portal first, and then Union County issues the building permit. For a new home, the Town requires a Certificate of Coverage under the NCG01 permit before it issues the zoning permit.
Luxury and Large-Lot Homes
If you are shopping for luxury or large-lot homes in Weddington, start with the land: the zoning district, whether the subdivision is conventional or conservation, and how the home gets water and sewer. The 2024 Land Use Plan says most residential land is in large lots or conservation subdivisions, and that the Town has been intentional about keeping commercial development in the Town Center and emphasizing large-lot single-family homes.
Subdivisions whose plats the Town has approved include Atherton, Harlow's Crossing, The Falls, Weddington Acres, Canisteo, Woodford Chase and Hemby Place. The Town's list shows Canisteo and Carringdon, now Harlow's Crossing, as RCD conservation subdivisions.
New construction
The Town's development list also shows recent approvals. Classica Homes' Windsor Farms, a 27-lot conservation subdivision on 36 acres on Hemby Road, was approved on March 10, 2025. Keystone Custom Homes' Elysian, a 12-lot conventional subdivision zoned R-40 on Deal Road, was approved on February 10, 2025. A Keystone Custom Homes conservation subdivision of 12 lots on about 16 acres at 3009 Forest Lawn Drive was approved on March 9, 2026.
Proposals with no approval date on the Town's list as of October 2026 include Morris Farm, a 46-lot conventional subdivision on Weddington-Matthews Road; Grandview, at the northwest corner of Providence and Rea roads; and Estates at Weddington, on Twelve Mile Creek Road. An approval does not mean homes are on sale yet. If you are considering a new home, I can represent you with the builder, and my guide to new construction in Charlotte covers what to ask.
I don't post listings or price ranges here, because they go out of date quickly. I can send you current Weddington listings that match the lot size, water and sewer setup and HOA terms you want. I can also pull recent sales for the subdivisions or streets you're considering, with lot sizes, so you compare homes on similar land. For large homes elsewhere in the region, see my guide to luxury homes around Charlotte.
Town Services, Taxes and Utilities
NCDOT maintains Weddington's public roads; the Town maintains none. The Town contracts with the Union County Sheriff's Office for law enforcement, and since January 2023 with Active Waste Solutions for town-wide household garbage collection, including single-stream and glass recycling. Yard waste pickup is not included; residents can pay Active Waste Solutions for it separately.
Water, wells and septic
The Town does not own or operate any water service. The 2024 Land Use Plan says public water is served, treated and maintained by Union County. Many of the Town's older subdivisions were built before water lines reached the area and rely on individual wells. Many parts of the Town are not connected to Union County's sewer system and rely on septic systems, and the plan notes that high-clay soils drain too slowly to be ideal for septic.
Union County's On-site Water Protection Program issues septic permits, and an inspection of the existing system is required before any new construction on a property with septic, including garages, decks, swimming pools and irrigation systems. On a home with a well and septic, I ask the seller for permits and service records and suggest a well water test and a septic inspection during due diligence.
Property taxes
Weddington owners pay both Town and Union County property taxes and receive separate bills. The Town's 2026 tax rate is 3.5 cents per $100 of valuation, and the solid waste fee is included in that rate. Union County's budget for fiscal year 2026-27 keeps its total rate at 43.42 cents per $100, unchanged from 2025-26. Union County does all assessments; its latest revaluation took effect in 2025, and the next is scheduled for 2029. Town taxes are due September 1 and can be paid without penalty until January 5.
Schools
Union County Public Schools assigns students to home schools based on the parent's address. The district is organized into nine secondary school clusters, each with feeder elementary schools set for the current school year, so assignments can change. Before you rely on a school assignment for any home, check the address with the "What School Do I Attend?" lookup on the UCPS Enroll page.
Getting Around
NC 16 (Providence Road) is the town's north-south connection, linking it with Charlotte to the north and Waxhaw to the south. It meets NC 84 (Weddington Road) at the Town Center. Rea Road runs north of the town toward Piper Glen, and Weddington-Matthews Road connects Weddington with Stallings. I-485 is about two miles north of Weddington, and in January 2026 NCDOT opened a new I-485 interchange at Weddington Road in Matthews. Charlotte Douglas International Airport is about 25 miles northwest of Town Hall. The Town does not run any transit service.
Planned road projects
NCDOT plans to extend Rea Road 1.7 miles east from NC 16, on a new route, to NC 84 near Twelve Mile Creek Road in Weddington. The extension would be a four-lane divided road, expected to be signed as NC 84, with an anticipated speed limit of 45 mph. The project would also widen 2.7 miles of NC 84 from two lanes to four, from Twelve Mile Creek Road to Waxhaw-Indian Trail Road in Wesley Chapel. NCDOT's project page, last updated October 6, 2026, says right-of-way acquisition resumed in summer 2026 and construction is scheduled to begin in summer 2027, with dates subject to change.
NCDOT is also proposing to widen NC 16 between Rea Road and Waxhaw Parkway to a four-lane divided road, with a mix of conventional and superstreet sections. Its project page lists construction beginning in 2029 and calls that date preliminary. If a home you like sits along NC 16 or NC 84, I check NCDOT's project maps for that stretch before you make an offer.
Parks and Places
The Town's 2024 Land Use Plan says there are no public parks or trails within Weddington, and it points to parks in nearby towns, Union County and state lands. The Town is now considering a park on the open space next to Town Hall, which it calls Weddington Town Hall Park. It held a first public input session in September 2026, and as of that month the Town had not decided whether to move forward with the project.
Town Hall, at 1924 Weddington Road, is the Thomas-Wrenn House, built in 1894. It is one of the Town's two local historic landmarks; the other is the John Walker Matthews House. The 2024 Land Use Plan says no site in the Town is listed on the National Register. Weddington Corners, at the corner of Providence and Weddington roads, is a neighborhood shopping center anchored by Harris Teeter.
Some recreation here is private. Weddington Optimist Park on NC 84, used by the Wesley Chapel Weddington Athletic Association, is run by a private not-for-profit, and Weddington Swim & Racquet Club on Weddington-Matthews Road is a member-owned nonprofit founded in 1980 with a membership waiting list. Public parks nearby include Marvin-Efird Park in the Village of Marvin, opened in 2012 with free access and parking, and Colonel Francis J. Beatty Park, a Mecklenburg County park at 4330 Weddington Road in Matthews.
Buying or Selling in Weddington
Before you make an offer here, I confirm the lot's zoning district and minimum lot size, whether the home uses public water or a well and sewer or septic, whether an HOA owns conservation land or private streets, and whether a planned NCDOT project reaches the property. When you sell, I gather the same records early so buyers get answers sooner, in English or Korean.
Frequently Asked Questions
Start with the land: the lot's zoning district and minimum lot size, whether the subdivision is conventional or conservation, and whether the home uses public water or a well and sewer or septic. Listings change quickly, so I don't post them here. I can send you current Weddington listings that fit those terms and pull recent sales for the subdivisions or streets you're considering.
No. Weddington is its own incorporated town in the northwestern corner of Union County, about 15 miles southeast of the City of Charlotte, and its incorporation took effect on May 2, 1983. The Town handles zoning, Union County issues building permits, and Union County Public Schools assigns schools. Owners pay Town and Union County property taxes on separate bills.
It depends on the zoning district. The Town's Unified Development Ordinance sets minimums of 80,000 square feet in R-80, 60,000 in R-60 and 40,000 in R-40. Lots in R-CD conservation subdivisions can be as small as 18,000 square feet but must average at least 20,000 in each major subdivision, and the RE district covers annexed subdivisions with 20,000 square foot lots.
A price range on a web page goes out of date quickly, so I don't post one. For an official benchmark, the Census Bureau's 2020-2024 American Community Survey puts the median value of owner-occupied homes in Weddington town at $824,100, a figure based on owners' own estimates of what their homes would sell for, not on sale prices. For current numbers, I can pull recent sales for the subdivisions or streets you're considering.
Many do. The Town's 2024 Land Use Plan says many older subdivisions were built before water lines reached the area and rely on individual wells, and many parts of the Town are not on Union County's sewer system and use septic. An inspection of an existing septic system is required before new construction such as a garage, deck or pool, so check how a home gets water and sewer before you plan changes.
Owners pay both Town and Union County property taxes and receive separate bills. The Town's 2026 rate is 3.5 cents per $100 of valuation, which includes the solid waste fee, and Union County's total rate for fiscal year 2026-27 is 43.42 cents per $100. Union County does all assessments, and its latest revaluation took effect in 2025.
Almost all of Weddington is in Union County, where Union County Public Schools assigns students to home schools based on the parent's address. Feeder schools are set for the current school year and can change, so check the specific address with the "What School Do I Attend?" lookup on the UCPS Enroll page.
It depends on the lot. The Town's Unified Development Ordinance allows agricultural uses by right only in the R-80, R-60, R-40 and R-CD districts. There, a lot whose only agricultural use is one horse needs at least 40,000 square feet of contiguous fenced land, and two horses need 80,000 square feet. The lot also has to meet its district's minimum for agricultural uses, and subdivision covenants can add their own rules, so read them before you buy.
