Description

University City is the part of northeast Charlotte that surrounds the UNC Charlotte campus. It is not a separate town, and most of it lies within Charlotte's city limits, in northeastern Mecklenburg County. The City's 2015 transit station area plan update for University City places the area in the heart of Northeast Charlotte, along the I-85 corridor. A City of Charlotte page on the North Bridge over I-85 describes the project as linking homes, shops and the campus in University City, on the east side of the interstate, to the University Research Park employment center on the west side.

University City Partners, a nonprofit, supports Charlotte's Municipal Service District 5 here and has managed University Research Park since 2015. It names UNC Charlotte and Atrium Health University City, the hospital at 8800 N. Tryon St., as the area's anchors. Housing runs from apartments and condos near the LYNX Blue Line to custom homes overlooking greenway trails.

Living Near UNC Charlotte

UNC Charlotte's main campus is at 9201 University City Blvd., ZIP code 28223. As Charlotte College, the school acquired land in northeast Mecklenburg County in 1957, and in 1961 it moved into two new buildings on what became a 1,000-acre campus 10 miles from Uptown Charlotte. The legislature made it the University of North Carolina at Charlotte in 1965, and it earned the Carnegie R1 research designation in February 2025.

The LYNX Blue Line reaches the campus at UNC Charlotte Main Station on Cameron Boulevard. When the extension opened in March 2018, the opening-day schedule put the first of its ribbon cuttings at this station. If you plan to ride the train to campus or Uptown, I can check the walk from a home to the nearest station before we tour.

Homes and Neighborhoods

University City Partners describes single-family homes, planned communities, apartments, townhomes and condos. Its neighborhood guide runs from apartments near the Blue Line to custom homes on the Highland Creek golf course; Highland Creek Golf Club is an 18-hole course at 7101 Highland Creek Parkway.

University Place, a mixed-use center launched in the early 1980s around the lake at J.M. Keynes Drive and J.W. Clay Boulevard, includes the Lakeshore Village condominium community, University City Partners noted in 2018. In January 2026 it featured Colvard Park, an established neighborhood with a homeowners association. Mecklenburg County's historic landmarks listing names University City North and University City Research Park among the neighborhoods of Charlotte's North Middle and Outer area.

Census figures for ZIP code 28262 show how mixed the housing is. The Census Bureau's 2020-2024 American Community Survey (ACS) estimates 24,991 housing units there. In those 2020-2024 ACS estimates, 29.3% of units are single-family detached houses and 5.1% are single-unit attached homes, while 32.8% are in buildings with 10 to 19 units and 23.5% in buildings with 20 or more. The 2020-2024 ACS also estimates that 33.3% of the ZIP's units were built from 2000 to 2009 and 26.0% from 2010 to 2019. These figures leave out the campus ZIP, 28223, and the parts of University City in 28213 and 28269.

With that mix, I compare homes of the same type and age. If you're weighing a townhome or a condo against a detached house, I can pull recent sales for each.

Getting Around

The LYNX Blue Line extension opened to the public on March 16, 2018, carrying light rail from Uptown to UNC Charlotte. A City of Charlotte audit says the project included 9.3 miles of track and 11 new train stations. The 2015 plan update names four transit stations there, which CATS lists as University City Blvd. Station (7205 N. Tryon St.), McCullough Station (8312 N. Tryon St.), JW Clay Station (9048 N. Tryon St.) and UNC Charlotte Main Station (9025 Cameron Blvd.). Trains run through Center City to South Charlotte, with stops in NoDa and South End, according to University City Partners.

By road, I-85 runs between University City, on the east side of the interstate, and University Research Park on the west side. University City Partners notes that I-85 heads south to Atlanta and north to Washington, D.C., and lists North Tryon Street (US 29), University City Boulevard (NC 49), Harris Boulevard, Mallard Creek Boulevard and Mallard Creek Church Road among the area's main roads. I-485 also passes through the area.

I don't quote drive times, because they change with the hour. If you'll commute by car, drive the route at your usual hours before you commit to a home.

What's Changing

Charlotte City Council adopted new Community Area Plans on April 13, 2026, under Charlotte Future 2040. The Northeast Middle & Outer plan names a University City Strategic Investment Area and sets its mobility focus as better access within and to University City, University Research Park and UNC Charlotte, and better access to the Blue Line and buses. University Research Park falls under the North Middle & Outer plan.

Earlier plans include the University City Area Plan (2007), a transit station area plan update (2015) and a University Research Park plan (2010). University City Partners reported in August 2026 that the City had approved its Community Investment Plan and an expansion of its municipal service district earlier that summer.

Projects with published dates:

  • The Boardwalk at University City: Red Hill Ventures acquired The Shoppes at University Place, now known as The Boardwalk at University City, and University City Partners reported in February 2026 that a $5 million investment will modernize the center and bring more activity to the lakefront.
  • Waters Edge at University Place: Mecklenburg County set February 8, 2025, as opening day for the new University City Regional Library there, at 5528 Waters Edge Village Drive, a short walk from a light rail station and a greenway. Charlotte Mecklenburg Library now lists the branch with regular weekly hours.
  • North Bridge over I-85: a new link between University City and University Research Park. In April 2026 the City said bridge deck construction was continuing on the bridge over I-85, and in June 2026 University City Partners projected overall completion around 2028.
  • J.W. Clay Boulevard Streetscape: new sidewalks and bike lanes, expected to be complete in early 2027 (City update, March 19, 2026).
  • McCullough Drive Streetscape: bike lanes and filled sidewalk gaps between North Tryon Street and W.T. Harris Boulevard, expected to be complete in late 2027 (City update, July 23, 2026).
  • McCullough Drive Extension (planned): a new street from North Tryon Street to Ken Hoffman Drive. On January 21, 2026 the City said the project was in the bid phase, and in June 2026 University City Partners said construction was expected to begin in 2026, after the contract award.
  • Jerry Richardson Stadium: UNC Charlotte's expansion will raise capacity to 18,100, with estimated completion in spring 2027 (UNC Charlotte, June 2026).

The J.W. Clay and McCullough projects belong to the City's Northeast Corridor Infrastructure (NECI) program, which aims to improve walking, biking and driving access to the Blue Line. If a home you like sits near one of them, I can go through the City's latest update with you.

Parks, Greenways and Things to Do

Mecklenburg County Park and Recreation lists Toby Creek Greenway at 2.9 miles, running from Mallard Creek Greenway near Kirk Farm Fields to Rocky River Road through the UNC Charlotte campus. It lists the Mallard Creek, Barton and Clarks Creek greenways together at 7.6 miles, from Fairlea Drive and Amaranthus Court to Mallard Creek Church Road. Toby Creek and Mallard Creek greenways are part of the Cross Charlotte Trail, and University City Partners says the greenways connect UNC Charlotte, its Botanical Gardens, University Research Park, light rail stations and nearby neighborhoods.

For parks, University City Partners points to Mecklenburg County's Reedy Creek Park and its dog park, Kirk Farm Fields and Mallard Creek Community Park. Reedy Creek Nature Center and Preserve, with hiking trails, is nearby at 2986 Rocky River Road, ZIP code 28215. On campus, the UNC Charlotte Botanical Gardens have three garden sites with sixteen collections. Admission is free. Susie Harwood Garden and Van Landingham Glen are open dawn to dusk every day, and the McMillan Greenhouse keeps weekday hours.

The lake at University Place has a boardwalk, walking paths and paddle boats for rent. The University City Farmers Market meets at The Boardwalk at University City every Saturday from May through October, and University City Partners hosts events at the lake such as UCity Lights, Winefest and KidsFest. In July 2026 it counted over 150 restaurants in University City.

Truliant Amphitheater, at 707 Pavilion Boulevard, opened in 1991 as the Blockbuster Pavilion and was PNC Music Pavilion from 2013 until it announced its new name on January 8, 2026. In August 2026 University City Partners called the outdoor venue, with a capacity of nearly 19,500, one of the biggest additions to its expanded district.

ZIP Codes, Local Government and Schools

University City spans several ZIP codes. Its light rail stations have 28213 and 28262 addresses, UNC Charlotte's main campus uses 28223, and Highland Creek Golf Club is in 28269. A ZIP code doesn't tell you whether a home is inside the city limits, which tax district it is in or which school it is assigned to. I can check the city limits and tax district for a specific home, and the CMS lookup below shows its assigned school.

The City of Charlotte handles zoning under its Unified Development Ordinance (UDO), in effect since June 1, 2023. Around the campus, the City's zoning map shows many kinds of districts, including business, multi-family, office, mixed-use, Neighborhood 1, Neighborhood 2, transit-oriented, research and institutional, with no overlay district. The UDO says its N1-A through N1-E districts allow single-family homes, duplexes and triplexes on all lots. Zoning differs from parcel to parcel, so I can look it up for a specific home. None of the City's eight local historic districts is in University City. Building permits come from Mecklenburg County Code Enforcement.

For fiscal year 2026-2027, Mecklenburg County's own rate is 49.27 cents per $100 of property value, and the county's rate chart lists a combined County and City of Charlotte rate of 0.7857 per $100. That includes a 1.89 cent increase in the City rate in the budget adopted June 8, 2026. Property inside Municipal Service District 5 pays an extra district rate on top of that, which the same chart lists. Since the district was expanded in 2026, I can check whether a parcel is inside it.

Mecklenburg County has revalued property every four years since 2019, and its next revaluation will take place in 2027. If you think a value notice is wrong, the county allows an informal review request within 30 days of the notice date. Before you make an offer, look the address up in Mecklenburg County's 3D Interactive Floodzone Map or call Storm Water Services at 704-432-RAIN.

For homes in Mecklenburg County, Charlotte-Mecklenburg Schools (CMS) assigns a home school based on the residential address and school boundaries. Its Find My Assigned School link opens the Mecklenburg County GeoPortal, where you can look up a specific address. Assignments can change, so check the lookup for the exact home and confirm with CMS.
