SouthPark
Description
SouthPark is a neighborhood and business district in the City of Charlotte, in Mecklenburg County, North Carolina, around SouthPark Mall at the intersection of Fairview Road and Sharon Road (4400 Sharon Road).
SouthPark is not a separate town, and different groups map it differently. SouthPark Community Partners manages a municipal service district covering one square mile of its commercial core. The SouthPark Association of Neighborhoods publishes its own list and map of the SouthPark area.
I'm Yubeen Choi, a bilingual English and Korean agent with eXp Realty. This page doesn't list homes or condos for sale. Tell me your budget, whether you want a house, townhome or condo, and the neighborhoods or buildings you're considering, and I can send you current SouthPark listings that match.
How SouthPark Began
Farms sat along both sides of Sharon Road until the early 20th century. In the 1920s, former North Carolina governor Cameron Morrison bought 3,000 acres here and built a dairy farm and estate he named Morrocroft. His Tudor Revival house, completed in 1927, is a designated historic landmark. After Morrison's death, his heirs sold off most of the farm over the following years.
The National Register nomination for the Morrocroft house says development of the farm began in earnest in the early 1960s, when the Barclay Downs and Foxcroft subdivisions were built on what had been farmland. In the 1960s, the Belks and the Iveys also planned a mall on pastureland at what is now the intersection of Fairview and Sharon roads. SouthPark Mall opened in February 1970, and Simon Property Group acquired it in 2002. SouthPark Community Partners credits the mall with spurring the neighborhoods and corporate offices that followed.
Homes, Condos and Neighborhoods
The SouthPark Association of Neighborhoods (SPAN), a nonprofit established in 2017, represents homeowner, civic, townhome and condominium associations in the SouthPark area. Its list of SouthPark neighborhoods includes Barclay Downs, Beverly Woods, Foxcroft, Mountainbrook, Morrocroft Estates, Sharon Woods, Laurelwood, Louisburg Square Condo and Townhomes and Piedmont Row, among many others.
Condos are part of SouthPark too. Piedmont Town Center, with its main entrance on Fairview Road, opened in 2006 with two office towers, 179 private condos, and ground-floor retail and restaurants. In 1982, the estate's last sixteen acres, which included the Morrocroft house, were sold for development as a condominium community.
Not every residential building in SouthPark is a condominium. Phillips Place, Apex SouthPark and Sharon Square include apartments alongside their shops.
Planned housing
As of October 2026, SouthPark Community Partners' development list shows more housing in planning, including The Gallery at 6601 Carnegie Blvd. (302 multi-family units) and 400 residential units in the final phase of Apex SouthPark. These listings don't call the units condos. For The Colony at Sharon and Colony roads, SCP says rental or for-sale units will be evaluated in later phases.
At Phillips Place, Mid-America Apartment Communities filed a petition on July 15, 2026 to rezone 3.7 acres for a 275-unit multifamily community with ground-floor commercial space. SPAN's rezoning page lists it as petition 2026-050 (MAA SouthPark). A petition is a request, not an approval, and I can check where it stands.
Buying a Condo or Townhome in SouthPark
North Carolina's Condominium Act, Chapter 47C of the General Statutes, applies to all condominiums created in the state after October 1, 1986. Only some of its sections apply to older ones, so ask when a building's condominium was created. Under the Act:
- For a condominium created after October 1, 1986, the seller of a resale unit must give you, before closing, a statement of the monthly common expense assessment and any other fees owners pay, unless the sale is exempt.
- When the owner or the owner's agent asks in writing, the association must provide a statement of unpaid assessments within 10 business days, and that statement is binding on the association.
Associations that are not condominiums may fall under the Planned Community Act, Chapter 47F, which applies to planned communities created on or after January 1, 1999, with stated exceptions.
Unless the sale is exempt, the seller must also give you an owners' association and mandatory covenants disclosure statement along with the residential property disclosure. If you don't get the disclosures by the time you make an offer, you may cancel the contract by written notice to the seller or the seller's agent. That right ends at whichever comes first: the end of the third calendar day after you receive the disclosures, the end of the third calendar day after the contract was made, or closing or occupancy. I can request the association's declaration, bylaws, budget and rules early.
Zoning and Planning
The City of Charlotte sets zoning in SouthPark under its Unified Development Ordinance (UDO), adopted August 22, 2022 and effective June 1, 2023, which replaced the previous zoning ordinance. Mecklenburg County Code Enforcement issues building permits.
Near SouthPark Mall, the City's zoning map shows UDO Neighborhood districts such as N1-A, N1-D and N2-B. Next to them are districts that are not on the UDO's own list of districts, such as CC at the mall itself, MUDD-O and R-15MF(CD). N1-A, typically applied to established neighborhoods, allows residential dwellings on lots of 10,000 square feet or greater, and the N1-A through N1-E districts allow single-family, duplex and triplex dwellings on all lots.
A conditional zoning district in place before June 1, 2023 is still governed by its conditional zoning site plan and site-specific conditions. The development ordinances in effect before the UDO also still apply to it. If a home you like sits in one, I can look up its rezoning before you make an offer. The City's historic district parcel map shows no local historic district near SouthPark Mall.
The 2040 plan
On the City's Charlotte Future 2040 Policy Map, first adopted March 28, 2022, SouthPark Mall's site is in the Regional Activity Center place type, in the South Middle community planning area. City Council adopted the South Middle Community Area Plan on November 24, 2025, and amended it in April 2026. The amended plan recommends that development within the SouthPark Municipal Service District continue evolving into a Regional Activity Center: a mix of residential, employment and entertainment uses in mid- to high-rise buildings. It expects the plan area's low- to moderate-density residential neighborhoods to remain in place. Its potential projects for the SouthPark core include completing the SouthPark Loop's northern leg, a shared-use path on Fairview Road and a SouthPark Mobility Hub.
Getting Around
The CATS SouthPark Community Transit Center is in the SouthPark Mall parking deck between Belk and Dillard's. It opened in December 2004, and CATS lists transfers there to Routes 19, 28, 30, and 57. SouthPark Community Partners' SouthPark Skipper, launched on November 15, 2024, gives free point-to-point rides within the SouthPark district daily from 9am-9pm.
The SouthPark Loop is the City's planned, approximately 3-mile-long multiuse path connecting neighborhoods, shops, restaurants, hotels and parks in the SouthPark activity center, and the City says two miles of it have already been completed. On April 14, 2026, the City reported that design of a 0.2-mile-long section along Cameron Valley Parkway was 90% complete and that its real estate acquisition phase had started. That section is planned at 16 feet wide, with an 8-foot-wide planting strip.
Parks, Shopping and Landmarks
SouthPark Community Partners counts nearly a dozen distinct shopping centers in SouthPark. Besides the mall, they include Sharon Corners, built in 1961; Morrocroft Village, which opened in the early 1990s; Phillips Place, which opened in 1997 as one of the first mixed-use villages in the city; and Apex SouthPark, which opened in 2020. For office and retail space, see my SouthPark commercial real estate page.
Symphony Park, on the mall outparcel at Barclay Downs Drive and Carnegie Boulevard, became an outdoor concert venue in the early 2000s. The Charlotte Symphony billed its Summer Pops of June 7–28, 2026 as the final major event there before planned renovations, and on July 2, 2026 the Charlotte Business Journal reported that the park was expected to close in September 2026, with construction beginning in the fall. SouthPark Community Partners' plans include two bridges connecting the Loop to the park and permanent public restrooms.
Park Road Park, a Mecklenburg County park at 6220 Park Road, is nearby. The County lists it among its fishing locations and has reservable tennis courts there. Backlot Trail Phase 1, completed in 2023, added a pedestrian path across Park Road from the park and a crosswalk with a beacon, connecting to the Cross Charlotte Trail behind the park. SouthPark Regional Library is at 7015 Carnegie Boulevard.
The St. Lloyd Presbyterian Church Cemetery on Colony Road is a designated landmark. It is the only surviving remnant of St. Lloyd Presbyterian Church, a congregation established in 1868 in Mecklenburg County's Sharon township. The church's Colony Road property was sold in 1926 to Cameron Morrison for his Morrocroft farm.
Schools and Property Taxes
Public schools in SouthPark are part of Charlotte-Mecklenburg Schools (CMS). CMS assigns each student a home school based on residential address and school boundaries, and it publishes boundary maps for each school year, currently 2026-2027. Assignments can change, so check a specific address with the Find My School lookup on Mecklenburg County's GeoPortal and confirm with CMS before you rely on it.
SouthPark is inside the City of Charlotte, so owners pay City and County property taxes. For fiscal year 2027, the County rate is 0.4927 per $100 of assessed value and the City rate is 0.2930 per $100, or 0.7857 combined. Inside the SouthPark Municipal Service District (MSD-6), residential and commercial property owners also pay an extra tax on top of the City's regular rate, set at 3.81¢ per $100 for fiscal year 2027. SouthPark Community Partners, established in 2022, manages the district under an annual contract with the City.
Mecklenburg County's next revaluation will take place in 2027, with notices mailed and online property records updated in early 2027. If you believe your new value is incorrect, you can request an informal review within 30 days from the date on your notice.
Buying or Selling in SouthPark
Before you make an offer, I can check a home's zoning and any conditional rezoning, whether its tax bill includes the MSD-6 tax, and, for a condo or townhome, the association's documents and dues. When you sell, I can gather the same records early, in English or Korean. A free home valuation is a good first step, and my guides to condos in Charlotte and selling a home in Charlotte cover more.
Frequently Asked Questions
This page doesn't list homes or condos for sale. Tell me your budget, whether you want a house, townhome or condo, and the neighborhoods or buildings you're considering, and I can send you current SouthPark listings that match. Before you tour a condo or townhome, I can also check the association's dues and the property's tax bill for the SouthPark municipal service district tax.

Yes. Piedmont Town Center, which opened in 2006, includes 179 private condos, and the SouthPark Association of Neighborhoods lists condo and townhome associations such as Louisburg Square Condo and Townhomes in the SouthPark area. Some mixed-use centers, such as Phillips Place, include apartments. Tell me what you're looking for, and I can send you current SouthPark condo listings.
Different groups map SouthPark differently, but the SouthPark Association of Neighborhoods publishes a list of the associations in the SouthPark area. It includes Barclay Downs, Beverly Woods, Foxcroft, Foxcroft East, Mountainbrook, Morrocroft Estates, Morrocroft Place, Sharon Woods, Laurelwood and Glenkirk/Closeburn, among many others. The National Register nomination for the Morrocroft house says Barclay Downs and Foxcroft were built in the early 1960s on former Morrocroft farmland.
I don't publish a median or average price here, because groups map SouthPark differently and sale prices change and depend on the home, the lot and its condition. A single number would mix condos near the mall with houses in older subdivisions. Tell me the neighborhoods, buildings or streets you're considering, and I can pull recent sales of comparable homes so you can see what they actually sold for.
Some do. Owners inside the SouthPark Municipal Service District (MSD-6), which covers one square mile of SouthPark's commercial core, pay an extra tax on top of the City's regular rate, set at 3.81¢ per $100 of assessed value for fiscal year 2027. All SouthPark owners pay the County rate of 0.4927 per $100 and the City rate of 0.2930 per $100 for fiscal year 2027. Check a property's tax bill to see whether the district tax applies.
