Charlotte Suburbs Compared (2026)

A side-by-side look at Weddington, Fort Mill, Ballantyne, Matthews, Davidson and Huntersville by the facts a buyer can check: state and county, who sets zoning and issues permits, which district assigns schools, and the kinds of homes in each.

Charlotte Suburbs Compared (2026)

Buyers looking around Charlotte often end up comparing the same few places: Weddington, Fort Mill, Ballantyne, Matthews, Davidson and Huntersville. This guide does not rank them. It lays out the differences you can check for yourself: which state and county a home is in, which government handles zoning and permits, which school district assigns schools, and what kinds of homes are there. Which of those differences matter to you, and how much, is your decision.

It is general information, not legal or tax advice, and it reflects the rules as of October 2026. Each area also has its own page on this site, with the sources behind every fact on it.

The comparison at a glance

Area State and county Who sets zoning School district that assigns schools
Weddington North Carolina, Union County Town of Weddington Union County Public Schools
Fort Mill South Carolina, York County Town of Fort Mill inside town limits; York County outside them Fort Mill School District (York County School District 4)
Ballantyne North Carolina, Mecklenburg County City of Charlotte Charlotte-Mecklenburg Schools
Matthews North Carolina, Mecklenburg County Town of Matthews Charlotte-Mecklenburg Schools
Davidson North Carolina, mostly Mecklenburg County, with a small part in Iredell County Town of Davidson, in town limits and its extraterritorial jurisdiction Charlotte-Mecklenburg Schools in the Mecklenburg part
Huntersville North Carolina, Mecklenburg County Town of Huntersville, in town limits and its extraterritorial jurisdiction Charlotte-Mecklenburg Schools

The table names districts, not schools, on purpose. In all three districts a school assignment depends on the exact address and can change from one school year to the next, so check the address itself before relying on one. The school section below links to each district's lookup.

North Carolina or South Carolina: what the state line changes

Fort Mill is the only place on this list in South Carolina, and the state line changes more than the mailing address. Property tax and the seller's disclosure follow the law of the state the home is in.

Property tax

In South Carolina, a qualifying owner-occupied legal residence is taxed on an assessment equal to four percent of the fair market value of the property under Section 12-43-220. Other homes, including one the owner does not live in, are assessed at a higher ratio, and the owner has to apply for the legal residence rate rather than receive it automatically. In North Carolina, the county assesses the property, and owners pay the county rate plus a town or city rate where one applies. How the bill arrives differs too. In Mecklenburg County, one County bill carries the town or city tax, while Weddington owners get separate Town and Union County bills. When you compare homes, the most useful number is each parcel's latest tax bill, which I can pull for you.

Seller disclosure

Both states require a seller to give the buyer a disclosure statement on a state form for most sales of homes with one to four units. In North Carolina, G.S. 47E-4 requires a residential property disclosure statement and a separate owners' association and mandatory covenants disclosure statement. In South Carolina, the Residential Property Condition Disclosure Act requires a written statement on the South Carolina Real Estate Commission's form, which includes whether the property is governed by a homeowners association. In both states the form lets an owner state that they make no representations about a condition, so a disclosure statement does not replace your own inspection.

A mailing address is not a town boundary

Several of these names are both a town and a postal city, and the two do not match. The Town of Fort Mill's Planning Department says that having a Fort Mill address does not necessarily mean a property is within the Town. Some Fort Mill addresses are not in York County at all. The same is true in North Carolina: ZIP code 28277 covers more than Ballantyne and includes some unincorporated county land, 28105 reaches into Charlotte, Mint Hill and Stallings as well as Matthews, and 28078 reaches beyond Huntersville's town limits. Whether a parcel is inside town limits decides whose zoning, permits and town taxes apply, so it is worth confirming for every address on your list.

Each area, by the facts

Weddington, NC

Weddington is an incorporated town in the northwestern corner of Union County, approximately 15 miles southeast of the City of Charlotte. The Town describes itself as almost entirely single-family homes on lots of one acre or more, and only 27 of the approximately 11,000 acres in the Town are commercially zoned. The Town sets zoning, Union County issues building permits, and Union County Public Schools assigns schools. Many older subdivisions use private wells, and many parts of the Town rely on septic systems, so how a home gets water and sewer is worth checking early. See my Weddington page for lot-size rules by zoning district.

Fort Mill, SC

Fort Mill is an incorporated town in northeastern York County, South Carolina, just south of the state line. Inside town limits, the Town's Planning Department applies its zoning and its Building and Codes Department handles permits; in unincorporated York County, the County does both. Homes range from older streets that grew with the town's textile mills and a downtown historic district, where exterior changes need a Certificate of Appropriateness, to planned communities such as Baxter Village, and the Town's Comprehensive Plan says southern parts of its planning area are developing rapidly. The Fort Mill School District assigns schools by attendance area. My Fort Mill page covers town limits, impact fees and the historic district.

Ballantyne (Charlotte), NC

Ballantyne is not a separate town. It is an area on the south side of the City of Charlotte, in Mecklenburg County. The City's records show an area named Ballantyne annexed in 1999, and the City of Charlotte sets zoning under its Unified Development Ordinance and Mecklenburg County Code Enforcement issues building permits. Housing includes single-family subdivisions, a country club community, condominium and townhome developments and, on the redeveloped office campus, apartment towers. Charlotte-Mecklenburg Schools assigns schools. My Ballantyne page covers the Ballantyne Reimagined redevelopment and which rules apply to older planned districts.

Matthews, NC

Matthews is its own town at the southeastern edge of Mecklenburg County, incorporated in 1879. The Town sets zoning, Mecklenburg County issues building permits, and one County tax bill includes the Town's tax. A 2022 housing assessment prepared for the Town found that only 3% of houses in Matthews were built before 1960, 18% between 1960 and 1980, 53% between 1980 and 2000, and 27% in 2000 or later. It also noted an increase in townhome construction since 2020, and there are apartment communities as well. Charlotte-Mecklenburg Schools assigns schools. See my Matthews page for lot sizes by zoning district and the downtown rules.

Davidson, NC

Davidson is a town in northern Mecklenburg County that extends into Iredell County and is home to Davidson College. The Town zones land in its town limits and in an extraterritorial jurisdiction beyond them, and a local historic district downtown requires a Certificate of Appropriateness for many exterior changes. One rule is specific to Davidson: the Planning Ordinance requires that 12.5% of the total number of residential units in most new developments be affordable housing units, which are deed-restricted, can be sold or rented only to eligible households and have a capped resale price. If you are looking at a newer home there, it is worth confirming whether it is one of those units. Charlotte-Mecklenburg Schools assigns schools in the Mecklenburg part; for an address in the Iredell part, confirm the district first. More on my Davidson page.

Huntersville, NC

Huntersville is a town in northern Mecklenburg County. It sets zoning in its town limits and its extraterritorial jurisdiction, Mecklenburg County issues building permits, and Charlotte Water provides water and sewer. The western half of the town drains to Lake Norman and Mountain Island Lake, and watershed overlay districts there cap built-upon area and require shoreline buffers. A new or changed dock most likely also needs a lake use permit from Duke Energy. Housing ranges from older subdivisions to traditional neighborhood developments such as Vermillion and mixed-housing neighborhoods such as Birkdale and Bryton. Charlotte-Mecklenburg Schools assigns schools. See my Huntersville page for the lake rules in detail.

Nearby areas with their own pages

Waxhaw and Wesley Chapel are also Union County municipalities, so Union County Public Schools assigns schools there. For homes on the lake itself, my Lake Norman page covers what differs from county to county. Each of these has a page on this site: Waxhaw, Wesley Chapel, Cornelius, Mooresville, Tega Cay and Indian Land.

How to check school assignments for an address

None of these districts assigns schools by town name, and each publishes its own lookup:

  • Union County Public Schools (Weddington, Waxhaw, Wesley Chapel) assigns each student a zoned home school based on the Union County address. The district is organized into nine secondary school clusters, each with designated feeder elementary schools for the current school year, and its Enroll page links a "What School Do I Attend?" lookup.
  • Fort Mill School District defines attendance areas as geographic boundaries around each school, and links to an online school locator run by York County's GIS department.
  • Charlotte-Mecklenburg Schools (Ballantyne, Matthews, Davidson, Huntersville) defines a home school as the school a student is assigned based on residential address and school boundaries. It publishes boundary maps for each school year and a Find My School lookup.

Because boundaries are redrawn as schools open, check the assignment for the specific address close to the time you make an offer.

Questions worth asking about any home on your list

  • Is the parcel inside town or city limits, and in which county?
  • Which zoning district applies, and is there an overlay, a historic district or an older site plan?
  • Which school is assigned to this exact address this school year, according to the district's lookup?
  • Does the home use public water and sewer, a well, or a septic system?
  • Is there a homeowners association, and what do its covenants and budget say?
  • What was the parcel's latest property tax bill?

Comparing areas with me

If you are weighing two or three of these areas, I can pull the facts above for the specific homes you are considering: town limits, zoning, the school assignment from each district's lookup, water and sewer, HOA documents and the latest tax bill. Then you can compare them side by side. I work with buyers in English and Korean across Charlotte and the surrounding counties, and a short conversation about the areas you have in mind is a good place to start.

Frequently Asked Questions

South Carolina. The Town of Fort Mill is in northeastern York County, just south of the North Carolina state line, so South Carolina law governs its property taxes and the seller's disclosure. A Fort Mill mailing address does not always mean a home is inside town limits, or even in York County, so check the parcel.

Use the lookup published by the district that serves the address: Charlotte-Mecklenburg Schools' Find My School, the "What School Do I Attend?" lookup on the Union County Public Schools Enroll page, or the online school locator linked from the Fort Mill School District. Assignments are made by address and can change between school years, so check the exact address.

Ballantyne is an area inside the City of Charlotte, so the City sets its zoning. Matthews and Huntersville are separate towns in Mecklenburg County that set their own zoning, while Mecklenburg County issues building permits in all three. Some addresses with a Charlotte, Matthews or Huntersville mailing city are outside those limits, so confirm each parcel.
