Down Payment Assistance in Charlotte (2026)

How the main down payment assistance programs around Charlotte work in 2026: NCHFA's NC Home Advantage Mortgage and NC 1st Home Advantage Down Payment, the City's HouseCharlotte program, and SC Housing for York and Lancaster counties.

Down Payment Assistance in Charlotte (2026)

Down payment assistance can cover part of the cash a buyer needs to close. Around Charlotte, the main programs come from the North Carolina Housing Finance Agency (NCHFA), the City of Charlotte and, across the state line, SC Housing. Each one sets its own rules for who qualifies, where you can buy and when the money has to be paid back.

This guide summarizes those rules as each program published them when I checked in October 2026. Terms, funding and limits change, so confirm every detail with the program or a participating lender before you rely on it. If you are new to the buying process itself, start with my first-time home buyer guide for Charlotte.

How down payment assistance usually works

The assistance in these programs is a loan, not a gift you keep no matter what. It is usually a second mortgage recorded behind your main loan, with no monthly payment, that is forgiven if you keep the home long enough. What happens if you sell or refinance early is set by each program, so the repayment terms matter as much as the amount.

NCHFA describes its assistance as a 0%, deferred second mortgage that is forgiven 20% per year at the end of years 11 through 15. Its NC Home Advantage Mortgage page adds that repayment is required only if you sell, refinance or transfer the home before year 15. HouseCharlotte and SC Housing use different terms, covered below.

NC Home Advantage Mortgage (statewide)

NCHFA's NC Home Advantage Mortgage is a fixed-rate first mortgage that comes with down payment assistance of up to 3% of the loan amount. It is open to first-time and move-up buyers purchasing anywhere in North Carolina, which includes Mecklenburg County and the North Carolina counties around it. NCHFA offers it through participating lenders statewide.

NCHFA's eligibility list includes:

  • buying a home in North Carolina and living in it as your principal residence;
  • annual income that doesn't exceed $158,000;
  • a credit score of 640 or higher (660 for a manufactured home);
  • an FHA, USDA, VA or conventional loan through a participating lender, within that loan type's sales price limits.

According to NCHFA's income limits page, the NC Home Advantage Mortgage has no sales price limit of its own; the limits of the underlying loan type apply.

NC 1st Home Advantage Down Payment

If you qualify for the NC Home Advantage Mortgage, NCHFA also offers $15,000 in down payment assistance through the NC 1st Home Advantage Down Payment. It is for first-time buyers, which NCHFA defines as people who haven't owned a home as their principal residence in the past three years, for military veterans, and for buyers purchasing in a targeted census tract.

This option has its own limits. NCHFA lists a sales price limit (and loan amount limit) of $525,000, and its income limits page lets you look up the income limit by county. It uses the same structure as the other NCHFA assistance: a deferred second mortgage forgiven over years 11 through 15.

HouseCharlotte (City of Charlotte)

HouseCharlotte is the City of Charlotte's down payment assistance program, administered by DreamKey Partners, formerly the Charlotte-Mecklenburg Housing Partnership. The City describes it as deferred and forgivable loan options for eligible first-time homebuyers. DreamKey says the assistance carries 0% interest and no monthly payments, can help with down payment and closing costs, and can be used to lower your interest rate.

To qualify, you need to buy a home inside Charlotte city limits, live in it as your primary residence and keep the purchase price under $365,000. DreamKey says the program is geared toward first-time homebuyers who don't currently own a home. The program sheet adds that unincorporated areas are not eligible, so check the exact address with DreamKey's mapping application rather than relying on a Charlotte mailing address.

The amount depends on household income. The program sheet DreamKey published (revised June 29, 2026) shows two main tiers:

  • Program 1A, for households at or below 80% of area median income ($93,900 for a household of four): a base of up to $30,000, plus an additional match of up to $50,000.
  • Program 1B, for households at 80.01-110% of area median income ($129,150 for a household of four): a base of up to $10,000, plus an additional match of up to $20,000.

Both tiers have a 30-year term and are forgivable at year 31, according to the sheet, which also lists an exemption that waives the match for City of Charlotte, Mecklenburg County and CMS employees in the 1B income range. The match explains the large headline figure: DreamKey's page says the program provides up to $80,000, which is the Program 1A base and match combined. The sheet lists eligible matching sources as nonprofit down payment assistance, bank-provided down payment assistance and "Buyer's DPA." Ask the lender how the match would be calculated in your case before you count on it.

Before closing, every borrower must complete 8 hours of homebuyer education and counseling through a HUD-approved agency. You apply through a HouseCharlotte-approved lender, who submits the request on your behalf once you have found a home.

Buying in York or Lancaster County, South Carolina

The North Carolina programs require a North Carolina purchase, and HouseCharlotte requires a home inside Charlotte city limits, so neither applies in Fort Mill, Tega Cay, Rock Hill or Lake Wylie (York County) or Indian Land (Lancaster County). There, the state program is the SC Housing Homebuyer program.

SC Housing says its bond program currently offers forgivable down payment assistance with a zero percent interest rate and no monthly payments. The assistance is a second lien with a 15-year (180-month) term, and the lien is forgiven if you remain in the home for the full term. The program is subject to county-specific household income and sales price limits, which SC Housing publishes on its income and home price limits page.

Steps before you start shopping

  1. Talk to a participating lender first. All three agencies work through approved lenders, and the lender checks your income, credit and the home against each program's rules.
  2. Start homebuyer education early. HouseCharlotte requires it before closing. Finishing it before you make an offer keeps it off your closing timeline.
  3. Ask which programs can be combined. Don't assume two programs stack. The lender can tell you which combinations each program allows.
  4. Get the terms in writing: the amount, the interest rate, the term, what triggers repayment and how forgiveness works.
  5. Budget for the rest. Assistance may not cover everything. Inspections, closing costs, moving and, in a North Carolina purchase, the due diligence fee still need cash.

Funding is limited and programs can pause or change, which is one more reason to check with the lender before you plan around a figure in this guide.

How I can help

I work with buyers in English and Korean across Charlotte and York and Lancaster counties. I can't approve assistance or decide whether you qualify; that is up to the lender and the program. I can help you find participating lenders through each program's lender list, look at homes that fit a program's price and location rules, and set an offer timeline that leaves room for the program's approval.

Frequently Asked Questions

Usually not. NCHFA's assistance is a 0% deferred second mortgage that is forgiven 20% per year at the end of years 11 to 15, and you repay it if you sell, refinance or transfer the home before year 15. HouseCharlotte is a deferred loan forgivable at year 31, and SC Housing's is a forgivable second lien with a 15-year term. Read each program's repayment terms before you choose.

No. DreamKey Partners says the home must be inside Charlotte city limits, and the program sheet says unincorporated areas are not eligible. Check the exact address with DreamKey's mapping application before you make an offer, because a Charlotte mailing address alone does not settle it.

It depends on the program. The NC Home Advantage Mortgage is open to first-time and move-up buyers. The NC 1st Home Advantage Down Payment is for first-time buyers (no home owned as a principal residence in the past three years), military veterans and buyers in targeted census tracts. HouseCharlotte is geared toward first-time buyers who don't currently own a home.
